Automated Valuation Models (AVM)
Automated Valuation Models (AVMs) obtain the subject property value instantly at a fraction of the cost of an appraisal or “drive by appraisal”. The Freddie Mac database can be accessed to generate a value from statistics, not opinion. The result is unbiased by the desires of the lender or appraiser. The Home Value Explorer (HVE), through TransUnion Settlement Solutions, is the most popular AVM in Indiana. The lender is only charged when an actual value is calculated. Warranted AVM
Inaccurate valuations can increase the risk and cause losses due to over-valued property. The Warranted AVM protects the lender for losses created if the valuation is inaccurate (after a retro-appraisal is completed). The Warranted AVM includes a warranty backed by an Errors & Omissions policy underwritten by Markel Insurance Company. The Warranted AVM can be fast and less expensive, while still being safe in comparison to other valuation methods.
