Automated Valuation Models (AVMs) obtain the subject property value instantly at a fraction of the cost of an appraisal or “drive by appraisal”. The Freddie Mac database can be accessed to generate a value from statistics, not opinion. The result is unbiased by the desires of the lender or appraiser. The Home Value Explorer (HVE), through TransUnion Settlement Solutions, is the most popular AVM in Indiana. The lender is only charged when an actual value is calculated.
